Celebrations welcome, parties not.
Bachelorettes, birthdays and reunions are welcome to stay with us. Only registered guests (up to 12) may be at the house: no visitors, outside guests or events, and no party buses or pregames at the house.
- Quiet hours are 10 PM to 8 AM. The rooftop and swim spa close at 10 PM.
- The primary guest must be 25 or older, complete ID verification, and stay for the whole booking.
- A decibel-only noise monitor (no audio recording) helps us be good neighbors. Exterior cameras cover the entrances. There are no cameras inside the home.
- Booked vendors (chefs, photographers, decorators) are welcome with advance approval and must leave by 10 PM.
House rules
- Maximum 12 guests, including infants.
- Guests under 21 may not drink alcohol.
- No smoking or vaping inside.
- No pets. Service animals are accommodated as required by law.
- No glitter, confetti, tape or nails on walls.
- Check-in is 3:00 PM. Checkout is 11:00 AM.
- Parking: street parking for up to 6 vehicles.

Security deposit
A refundable $1,000 hold is placed on your card 2 days before arrival and released 2 days after checkout. The hold is $1,500 for CMA Fest, New Year's Eve, stadium-event and holiday weekends. It is not a charge unless there is damage or a fee from the schedule below.
Rental agreement & verification
Before your door code is sent, the primary guest will:
- E-sign the rental agreement (about 3 minutes)
- Complete an ID and selfie check
- Authorize the card on file
The rental agreement includes liability and indemnity terms and is governed by Tennessee law, with venue in Davidson County.

If we rebook your cancelled dates, we refund what we recover minus a $250 fee. We recommend travel insurance.
Rooftop & swim spa
- No glass on the rooftop or in the spa
- No diving
- No climbing or sitting on railings
- Please don't walk on the living green roof
- No spa use while impaired
